The Student Accommodation Code

Where you live is probably the most important part of your university or college experience, especially in your first year. So it’s reassuring to know that when you move away from home for the first time, The Student Accommodation Code is there to protect your rights to a safe, good quality place to live. The Student Accommodation Code has been developed by Universities UK and GuildHE to make sure you get the best out of your time living in university or college accommodation.

Self-Catered Accommodation

Self-catered rooms start from around £6,000 for a single room (without ensuite).

The self-catered licence covers the Christmas and Easter vacations and there is no requirement for residents to move out during these times.

Catered Accommodation

A catered room offers the peace of mind of knowing that most of your food is already paid for, as catering fees (approximately 10 meals per week) are included in the total residence fee.

During the Christmas vacation, a half fee retainer is paid (included in the total residence fee) and residents must move out but may leave belongings in their room.

The total licence fee includes your room fee, catering fees and the half rent Christmas retainer fee.

Couples and students with families

There are a small number of one and two bedroom self-contained self-catering flats available within our vibrant student villages. These are available on a 50-week licence agreement. Please see our Guide to Family Flats Booklet for more information.

Quieter Living Accommodation

We have a number of flats set aside for students who would prefer a quieter living environment. These are located in all of our accommodation areas; Burma Road, West Downs, Queens Road & Catered Halls. 

Students living in these areas are expected to adopt a moderate lifestyle in respect of alcohol, loud music and sound, and the way in which they socialise within the accommodation. 

We cannot guarantee a permanently quiet or alcohol-free environment, but grouping likeminded people together is intended to support this choice of lifestyle. 

Due to the high number of students living within student accommodation, we aren’t able to regulate the level of external or environmental noises, such as people coming in and out of blocks, people walking past the accommodation etc. 

These areas are not monitored more closely than others, as residents are expected to independently self-manage their living environment. However, there are mechanisms for addressing those who persistently fail to live in accordance with the Student Residence Regulations. 

We set aside rooms in all our undergraduate accommodation areas, however there is limited availability meaning we cannot guarantee that all applicants will be successful. However, if you would like to live in a Quieter Living environment you will need to include this request when making your accommodation application online. 

Students with support requirements

We endeavour to provide students with disabilities or a severe medical condition, who provide evidence of medical needs, accommodation (subject to availability of suitable rooms) for the duration of their course. For those students with specific access requirements, we would advise that you meet with our team and Disability at the University so we can understand which accommodation best meets your needs and whether reasonable adjustments can be made.

We will do our best to accommodate late applications but cannot guarantee a room or a particular type of room where applications are made after the deadline date. If you have any specific requirements, pleasecontact usto discuss this further. 

Care experienced and estranged students

We recognise that some students may not have the support of a family network and/or access to alternative accommodation outside of term time.
